Job Description

Under the general direction of the Manager, responsible for the monitoring, maintenance, modifications, and repairs to all electrical, HVAC, and fire/life safety systems and equipment at Folsom and Lincoln facilities. Reviews and analyzes all building monitoring and control systems daily to identify and respond to anomalies requiring immediate attention, including coordination with department personnel, outside vendors, or contractors to perform preventive maintenance and repairs on these systems and equipment. Responsible for contract management related to facility operations and maintenance. Reviews and analyzes vendor proposals and prepares financial summary reports. Provides recommendations to management and assists with vendor selections. Identifies, coordinates and implements facility projects and programs to improve the quality and cost-effectiveness of campus operations. Assists the manager with the contractor budget development process and tracking expenditures for the Campus Operations contractor related O&M and Capital budgets.

What You Will Be Doing

  • Maintains the highest level of availability and reliability of the critical infrastructure that serves the CAISO facilities by monitoring the building automation systems, ensuring routine maintenance is performed as scheduled, determining the appropriate response to alarms, and scheduling repairs, as needed. Maintains records and documentation of all work performed on critical systems. Participates in on-call and after-hours critical equipment support activities with colleagues. 
  • Serves as a central point of contact for facility vendor activity. Researches, evaluates, solicits quotations and recommends contract options. Partners with service managers to ensure mutual compliance of contract terms and conditions.
  • Ensures contracted services meet fiscal goals and department contractor budget requirements. Coordinates reconciliation of accounts and contractor budget reporting requirements. Advises management of discrepancies and facilitates resolution of issues. Validates and processes department invoices and enters purchase requisitions for vendor services and contract renewals. 
  • Coordinates facilities projects and participates in establishing project objectives, procedures and performance standards to comply with corporate standards, policies and department objectives.
  • Supports a safety culture and workplace environment that targets zero accidents. Collaborates with Safety Specialist to continuously identify potential areas of concern and stay engaged with mitigation efforts. Leads by example by maintaining a "safety first" mindset. Conducts regular inspections of the work environment.

Qualifications

Level of Education and Discipline

  • A Bachelor's degree (BA, BS) or equivalent education, training or experience in Business, Project Management, Facilities Management or related field. 

Amount of Experience

  • Equivalent years of education and training, plus five (5) or more years related experience.

Type of Experience

  • Experience with chiller plants, heating and cooling systems, building management systems, critical electrical systems, emergency generators, transfer switchgear, UPS systems, or PDU's', etc. is required.
  • Experience in a  critical facility or data center environment.
  • Knowledge of applicable building methods and building codes.
  • Experience in budget preparation and contract management.
  • Experience in project management is preferred.
  • Experience in the commercial/industrial electrical industry is very desirable.

  • Must be able to work effectively in a team environment as facilitator and team member.  
  • Excellent analytical, verbal and written communication and documentation skills required, with a demonstrated attention to detail.  
  • Ability to use deductive reasoning and analytical thinking with sound judgment and decision-making skills.  
  • Excellent interpersonal and conflict resolution skills are also essential.  
  • Must be self-starting and willing and able to work independently in a dynamic corporate organization under pressure of tight deadlines and aggressive expectations.  
  • Self-motivated, problem solving skills and the ability to influence others without direct authority.  
  • Must be proficient with Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook.
  • Experience with AutoCAD, Revit, Navisworks, and Archibus is desired.
