Responsible for the complete tender study, the conceptual tender design and the detailed pricing of often highly complex and large scale facade projects both in house and subcontracted. 

You will be part of the facade team embedded in Besix Engineering Department (BED) in Brussels. 

The BED facade team consist of a team of 15 facade experts, project managers, structural engineers, BIM experts, parametric designers and modellers. BED facades is apart from a "department of expertize" also an "in-house" facade organisation whereby we design, engineer, procure and execute highly complex facades in house, in collaboration with specialized partners. 

Your role and responsibilities:

• critically analyse tender documentation
• prepare Requests for Clarifications and analyse / implement the answers
• prepare requests for quotations for material supply or subcontracted works, analyze offers technically and commercially. price negotiations
• prepare detailed scope documentation to complement the technical offer
• prepare tender conceptual design, in collaboration with a structural engineer, BIM modeller and drafting team
• prepare Bill of Quantities (often with the aid of a BIM model)
• prepare the fullly qualified technical and commercial offers
• pricing of the entire facade package: design and engineering, mock-ups, material procurement, transportation, custom duties, fabrication, installation, equipment, labour, project staffing and management, risk, overhead and profit
• prepare project organisation chart
• prepare project tender method statement and planning
• prepare labour histogramme
• indentify and quantify the risks
• indentify, create, qualify and quantify the opportunities and value engineering proposals whereby a difference is often made to win a project
• meetings with client and project stakeholders to defend and clarify the tender proposal
• handover to the project team when project is won and assistance during the execution of a project (variations etc)
• for subcontracted projects: analysis of project documentation, market consultation, technical and commercial analysis of offers and recommendation. Meeting with potential subcontractors

The candidate will ideally have the following profile:

•  Architect or Civil Engineer-Architect
•  Languages: fluent in French, Dutch and English
•  have a large experience (minimum 10-15 years) in the field of facade, in terms of design, engineering, pricing,  planning, methods, fabrication and installation with a particular focus on conceptual tender design and pricing of large scale facade projects, having worked for a reputed specialist facade contractor in a similar role
• Good knowledge of Autocad 2D, Autocad 3D, Navisworks, Revit, MS Project, Microsoft Office
• 3-dimensional vision and the ability to reproduce this vision through freehand sketches allowing a team of designers, a client, an architect ... to rapidly understand the concept  
• able to design innovative facade systems alone or in collaboration with different suppliers.
• able to measure and calculate the detailed price of a facade project, analyze and compare offers from a budgetary and technical point of view.
• potentially lead a team that will assist in certain task but will remain the leader and responsible with regards to conceptual tender design and pricing of the entire facade project
• sufficient knowledge to understand and analyze all the elements and performances relating to the facade: structural, acoustic, thermal, fire behaviour, glazing, aluminium and other facade materials
• able to understand and analyze 3D models developed by another team
• able to estimate the risks inherent in the project
• able to identify and create opportunities and value engineering proposals
• able to estimate, based on a vast experience,  prices for design and engineering, material supply, transportation, fabrication and installation (manpower), equipment and overall project management for complex facade projects
• dynamic, motivated, responsible

EXPERIENCE:

• Experience in a similar role of at least 10-15 years.
• diverse experience in the field of facade (pricing, planning, design, engineering, methods, fabrication, installation)
• Able to analyze specifications, general and detailed drawings, technical reports
• Able to choose the best systems adapted to the project taking into account the best quality-price ratios
• Know the operation of a production workshop and if possible having prepared cutting lists and participated in the manufacturing of a facade
• Have drafted offers, scopes and BOQs and drafted and followed the necessary price requests.
• Know and have experienced in facade installation / methods
• Having led a team of designers
