Job Description
The Facility Maintenance Manager is responsible for the planning, organization, development and direction of the Facility Management Custodial department. The ideal candidate will set the highest quality standards possible as they relate to managing employees, projects, and cleanliness to ensure proper building operations and guest experience. They will manage and maintain cleaning in a manner that extends life of equipment and all ASC assets along with conserving energy as a top priority.
The budgeted salary range for this position is $73,075 - $94,998. However, actual pay will be dependent on experience. All our salaried roles are eligible for bonus.
Essential Job Functions
•Manage contractors and/or staff by interviewing, hiring, and training; planning, assigning and directing work; appraising performance; rewarding and disciplining staff; addressing complaints and resolving problems in a timely manner
•Ensure timely completion of inventories and maintain adequate levels of parts and chemicals
•Establish and maintain a preventive maintenance program for all equipment in the custodial department
•Develop and maintain a working knowledge of all operating equipment
•Implement methods to maintain quality assurance and schedule weekly inspections of custodial work to ensure standards are being maintained
•Establish and maintain a good relationship with contractors, vendors, departments and customers, ensuring all needs are met
•Implement and maintain energy conservation measures on a routine basis
•Control costs and work within budgeted framework regarding labor and supplies
•Prepare recommendations for capital improvements, replacement of critical equipment and for operating budgets in areas covered by scope of responsibility
•Implement OSHA training on all safety hazards; knowledge of OSHA standards and application for working with chemicals and practicing OSHA safety-standards on all applicable jobs
•Maintain a Work Order System –assign Work Orders and control outstanding Work Orders
•Assist with other Facility Management and ASC functions as needed
•Be available for emergency calls and be able to respond adequately
•Maintain and inspect all ASC fire extinguishers to meet local, state and federal requirements; replace and repair extinguishers as necessary while keeping an accurate inventory of all ASC fire extinguishers and their locations
•Other duties as assigned
Qualifications
•Must be over 18 years of age
•High School Diploma required
•Five years of experience in Facility Management, custodial or similar field preferred
•High school diploma or equivalent required
•Must have a valid, current, unrestricted Driver’s License
•Ability to operate a computer proficiently including Microsoft Office programs and Building Automated Systems

Supervision given: Exercises general supervision over assigned staff. Assigns a variety of routine tasks, sets general expectations of results expected within company’s policies and procedures. Responsibilities include but are not limited to, interviewing, hiring, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Supervision received: Works under general supervision of Managing Director of Facilities Energy Management. Receives continuing or individual assignments according to supervisor’s directions and may perform routine tasks. Expectations of the quality, quantity and deadlines are clearly set. Instructions, advice and assistance available as needed. Work is reviewed on demand or during scheduled check-ins.
Work Environment and physical demands
While performing the duties of this Job, the employee is occasionally exposed to outdoor weather conditions and extreme cold (non-weather). The employee is frequently exposed to work near moving mechanical parts and vibration. The noise level in the work environment is usually moderate. Frequent work in a standard office environment. Ability to reach, crouch, kneel, stand, bend or be on your feet for extended periods of time.
The employee must occasionally lift and/or move more than 100 pounds. While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.
Certain locations will require an employee to ski or snowboard.
