Job Description

Summary  
The Finance Analyst is responsible for project cost accounting including budget tracking, approving pay requests, attending project meetings, preparing cost estimates and more for capital projects of all sizes from recurring capital such as furniture and equipment replacements to large projects such as the development or purchase of hotels.   
 
The budgeted salary range for this position is $65,800- 75,800. Actual pay will be dependent on budget and experience, all our salaried roles are eligible for bonus. 

Essential Job Functions 

  • Assist in the development of project budgets along with the Senior Investment Analyst. Development team may include Project Manager, VP Design, VP Construction, VP Investments, and Managing Director of Finance. 
  • Attend development and project meetings representing Accounting & Finance. 
  • Manage project cost with third-party project managers such as Jones Lang LaSalle.  
  • Liaison with cost control groups such as Cumming and Partner. 
  • Manage flow of pay requests, invoices, project funding. Coordinate tracking and filing of invoices and pay requests with Project Administrator. 
  • Reconcile project costs to date to cost estimates prepared by Project Manager. 
  • Assist in preparation of periodic cash flows and project cost estimates. 
  • Assist in preparation of presentations to ownership or joint venture partners. 
  • Prepare monthly ownership updates such as status of projects, financial position of existing assets. 
  • Manage contracts to ensure terms are followed, payments follow terms, certificates of insurance on file, etc. 
  • Assist in setting up of fixed assets at conclusion of project. 
  • Other duties as assigned 

Qualifications

  • Bachelor’s degree in accounting, finance or business or equivalent experience 
  • Two years of accounting or finance experience preferred 
  • Strong working knowledge of software applications in word processing, spreadsheets, database and presentation software including advanced skills in Excel 
  • Experience in financial analysis for real estate development a plus 
  • Excellent communication skills, both verbal and written 
  • Advanced Excel skills required

Supervision given and received  
Supervision Given: This position has no supervisory responsibilities.  
Supervision Received: Works under general supervision of Senior Investment Analyst. Receives continuing or individual assignments according to supervisor’s directions and may perform routine tasks. Expectations of the quality, quantity and deadlines are clearly set. Instructions, advice and assistance available as needed. Work is reviewed on demand or during scheduled check-ins. 

Work Environment and physical demand
Ability to stand, type and sit at desk/computer for most of the work shift executing repetitive movements. 
No adverse or hazardous conditions. 
Not required, but preferred to be able to occasionally lift, push or pull 25 lbs. individually or with assistance (weight limits can vary according to position, but no more than 50).
