Job Description

The Director of Facility Operations and Energy is responsible for the oversight and direction of the custodial department, customer communications and guest service standards, departmental organization, accounting/budgeting, safety, development and direction of the Facility Management department and overall company energy management. They will set the highest quality standards possible as they relate to managing employees, projects, and systems to ensure proper building operations.  They will set forth standards that allow the department to effectively maintain all buildings and assets in a manner that extends their life along with exceeding all internal and external customer expectations.  

The budgeted salary  for this position is $90,000 -$105,000. Actual pay will be dependent on budget and experience, all our salaried roles are eligible for bonus

Essential Job Functions
•    Recruit, train, schedule and coach staff.
•    Direct oversight of Facility Maintenance Managers.
•    Able to organize and coordinate outside contractors to complete projects.
•    Ensure methods and performance of the custodial department meet and exceed excepted service levels of internal and external customers.
•    Work with all departments to meet their needs as they relate to Facility Management.
•    Maintain work order and preventative maintenance system.
•    Review test and inspections of all fire, security and elevator systems and related components in accordance with state, local and federal laws.
•    Oversee accounting and budgeting.
•    Maintain all lease agreements for operating groups, including awareness of potential locations, negotiations of new agreements and renewals/options.
•    Prepare recommendations for capital improvements in areas covered by scope of responsibility.
•    Oversee safety for the department.
•    Oversee development and direction of the department.
•    Be available for emergency calls and be able to respond adequately.
•    Ability to cover for the VP Facility Management in their absence
•    Monthly and annual review of energy usage across the organization along with summary reports
•    Perform regular audits on building systems (HVAC, lighting systems & controls)
•    Oversee all Building Automated Systems (BAS)
•    Create, maintain and implement long-term strategies to meet ASC energy reduction goals
•    Working with consultants and engineers, commission new mechanical systems and continuously-commission older HVAC, lighting systems and controls
•    Secure outside funding and rebates as it is available for upgrades or retrofits

Qualifications

•    Must be over 18 years of age
•    Must be able to ski or snowboard at an advanced level.
•    Must have a valid driver’s license.
•    Ability to operate a computer proficiently (Microsoft Office programs and Building Automated Systems)
•    Required five years of experience in Facility and Energy Management, HOA management, real estate management or similar field.
•    College degree in Facility Management or similar field preferred.

Additional Information

Supervision given and received 
Supervision given: Exercises direct supervision over Facility Maintenance staff. Responsibilities include, but are not limited to, frequent and detailed review of work, training, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.  

Supervision received: Works under limited supervision of the VP, Facility Operations. Receives guidance in terms of broad goals and overall objectives and is responsible for establishing strategical methods to attain them. Can formulate policies but does not necessarily have final authority for approval. Review of work is not detailed and emphasizes accomplishment of broad work objectives, rather than specific assignments. 

Work Environment and physical demands 
•    Ability to stand, crawl, and kneel for extended periods of time
•    Regularly work in adverse conditions and required to use protective equipment to prevent exposure to hazardous materials and may be required to walk on slippery and uneven surfaces
•    Frequently lift, push, carry or pull up to 100 pounds
