Job Description

Summary 
Provide leadership and management support for the Residences at The Little Nell including Owner Services, Reception Desk, Concierge, Bell Desk, Transportation Services and Engineering. Reports directly to The Little Nell General Manager.

Essential Job Functions
•    Manages all aspects of day to day operations, planning and budgeting for the Residences at The Little Nell. This includes both association and hotel services, with an emphasis on hotel services at this time.
•    Assist in the development of job descriptions, procedures, and operating criteria, standards of performance, hiring, training and development programs for all areas directly supervised.
•    Hold staff accountable for adherence to job descriptions, procedures, operating criteria, standards of performance.
•    Attend Homeowners Association Board meetings
•    Ensure that all human resources related responsibilities (i.e., PAFs, employee reviews, employee counseling and other HR documentation etc) are documented and completed in a timely manner.
•    Position requires availability to work any day of the week as well as evenings. Provide MOD assistance as required both AM and PM.
•    Maintain visibility in property management operations. Schedule regular meetings with department heads to cast vision, review progress, coach and train, etc.
•    Financial success and ownership of areas to include revenues, budgets, capital requests, operating expense controls as well as insure proper financial management of all areas supervised by effective cost, expense and payroll management. Labor scheduling to provide excellent service while maintaining budgeted cost controls. Insure that all areas supervised that are incorporated into shared services are properly allocated as far as expenses and payroll.
•    Establish, implement and coordinate capital reserve and replacement program for HOAs including collection and investment of reserve funds, coordination of capital projects with Chief Engineer.
•    Encourage positive owner relations. Develop programs and procedures that anticipate owner needs. Set up systems for expeditious handling of owner requests
•    Develop and promote a positive working environment

Leadership Responsibilities
•    Clearly convey the overall operating philosophy of the Residences at The Little Nell to subordinates, specifically as it relates to fair and equal treatment of employees, creating an enjoyable, secure work environment, review employees’ personal goals and objectives, practice friendly, sincere management.
•    Lead with intellectual and emotional maturity, demonstrating a personal philosophy of life and work habits practicing consultative supervision and observing ethical business practices.  Maximize staff commitment through entrepreneurial attitudes.
•    Conduct oneself in an ethical and exemplary manner, which encourages like manners of conduct.
•    Take a visible leadership role towards members and owners
 

Qualifications

•    Four-year degree in hospitality management or related subjects
•    Must have extensive knowledge of all aspects of fractional ownership and HOA management
•    5 or more years of experience in a hospitality/HOA setting as a manager, with a majority of time spent in four- and five-star level properties
•    2 years of department head experience in a hospitality/HOA setting
•    Prior Guest Service experience is essential
•    Excellent people skills
•    Proficient knowledge of Microsoft office programs
•    Working knowledge of Kronos timekeeping and Springer Miller Systems is an advantage.
•    Must possess tact and polish required to interact with community leaders, owners, members, etc.
•    Must be able to demonstrate leadership in an exceptionally complex and stressful environment.
•    Fluent in spoken & written English
