Mō te tūranga | About the role

Ashwood Park is a resident-focused retirement community offering a mix of independent living and care in the heart of Blenheim.

As our Property Manager, you'll be a member of our leadership team and will contribute to the quality of life of our residents by ensuring our buildings and assets are well maintained (and compliant) through the delivery of cyclical and reactive maintenance.

This role is a true mix of management and delivery, as not only will you be responsible for supervising on-site maintenance and managing a network of local contractors, you will also be 'on the tools' when needed.  

Ultimately, your strong maintenance or trade background will ensure you:

  • understand Health & Safety and regulatory compliance requirements, including Building Warrant of Fitness
  • can undertake regular refurbishment projects on a small scale to return spaces to an 'as new' condition
  • effectively manage all administration aspects of the role (some experience with a maintenance system would be an advantage)
  • efficiently oversee the delivery of day-to-day planned and unplanned maintenance work – on time and on budget

This is a full-time opportunity working across Monday - Friday although there may be an occasional requirement to be available after hours, 

Qualifications

  • Over two years’ experience in a similar role 
  • Experience in the general maintenance of built environments, machinery, and equipment 
  • Strong people skills with the ability to build a quick rapport and maintain strong partnerships with a wide range of people and stakeholders.
  • Experience in managing direct reports and subcontractors and a clear ability to ensure work undertaken meets the required standards and timeframes.
  • Conversant with building services such as electrical, fire, lifts, HVAC, and refrigeration systems.
  • Effective verbal and written communication skills and problem solving ability.
  • Confident technical skills, including Microsoft Office suite and other property systems.
  • Comfortable working with numbers, managing finances and making good business data-driven decisions.
  • A full clean NZ Driver’s License and site safe passport.
