We are seeking an REO Asset Manager who will be responsible for overseeing the management, disposition, and optimization of real estate owned (REO) properties, with a particular emphasis on auction strategies and execution. This role involves working closely with internal teams, external vendors, and government entities to ensure timely and profitable liquidation of assets while maintaining compliance with regulatory guidelines.

Job Description

Portfolio & Asset Management

  • Manage a high-volume portfolio of residential REO assets across multiple markets nationwide.
  • Develop and execute disposition strategies designed to maximize investor returns while meeting client performance objectives.
  • Monitor portfolio performance metrics, service level agreements (SLAs), timelines, and key operational benchmarks.
  • Analyze market conditions, inventory trends, property performance, and buyer demand to optimize pricing and sales strategies.
  • Provide regular reporting, forecasting, and recommendations to clients and leadership regarding asset performance and market conditions.

Property Oversight & Value Optimization

  • Evaluate asset-specific opportunities to increase net recovery through repairs, renovations, occupancy strategies, and targeted marketing initiatives.
  • Review and approve property budgets, vendor recommendations, preservation costs, and capital improvement requests.
  • Partner with property management, field services, and vendor networks to ensure assets are maintained, secured, and positioned for sale while minimizing expenses and liability exposure.
  • Identify and escalate asset-related risks, compliance issues, operational challenges, and process improvements.

Sales & Disposition Management

  • Oversee the disposition process from pre-listing through closing, ensuring timely execution and compliance with client requirements.
  • Determine appropriate marketing channels, including traditional MLS listings, online auction offerings, and bulk sale strategies.
  • Evaluate offers, negotiate contract terms, secure required approvals, and facilitate successful transaction closings.
  • Collaborate with sales, marketing, and product teams to increase asset visibility and drive buyer engagement.

Valuation & Market Analysis

  • Review broker price opinions (BPOs), appraisals, comparative market analyses, and valuation reports to support pricing decisions.
  • Partner with valuation providers and appraisal teams to reconcile property values and challenge assumptions when appropriate.
  • Conduct financial and market analysis to support strategic recommendations and portfolio planning.

Client & Stakeholder Management

  • Serve as a trusted advisor for investors, clients, servicing partners, brokers, and buyers throughout the asset lifecycle.
  • Maintain proactive communication regarding portfolio performance, asset strategy, market conditions, and transaction status.
  • Develop strong working relationships with internal and external stakeholders to drive operational excellence and customer satisfaction.
  • Support client meetings, portfolio reviews, and business development initiatives as needed.

Systems & Compliance

  • Maintain accurate asset records, documentation, and transaction activity within Equator and other asset management platforms.
  • Ensure compliance with investor guidelines, regulatory requirements, company policies, and established procedures.
  • Monitor foreclosure timelines, title issues, and transaction milestones to mitigate delays and reduce risk.

Qualifications

Required Experience

  • 3+ years of experience in REO asset management, default servicing, real estate disposition, or related real estate operations.
  • Experience managing institutional or large-scale residential real estate portfolios.
  • Proven experience negotiating real estate transactions and managing assets through disposition.

Knowledge & Skills

  • Strong knowledge of foreclosure, REO, loss mitigation, title, escrow, and residential real estate transaction processes.
  • Working knowledge of HUD, FHA, VA, GSE, and investor servicing requirements.
  • Understanding of real estate auction platforms and disposition strategies, including online auction sales.
  • Strong analytical skills with the ability to interpret market trends, property valuations, and financial data.
  • Excellent negotiation, communication, relationship management, and problem-solving abilities.
  • Proficiency with Microsoft Office Suite, Equator, and other real estate asset management systems.

Preferred Qualifications

  • Experience with Hubzu, RES.NET, Equator, or similar REO disposition platforms.
  • Experience managing bulk sales, portfolio sales, or institutional investor relationships.
  • Knowledge of property preservation, field services, and vendor management practices.
