Job Description

As a key member of Hubzu's real estate operations team, the New Jersey Inspector helps ensure that property condition information is accurate, timely, and market-ready. The inspection reports, photographs, and market intelligence provided by this role directly support brokerage, marketing, and asset disposition strategies, helping Hubzu deliver transparent and efficient real estate transactions for buyers, sellers, and investors.

Property Inspection and Documentation

  • Conduct visual inspections of residential properties throughout New Jersey in accordance with company standards and New Jersey real estate requirements.
  • Contact sellers and sellers' agents to gather information regarding property condition, occupancy status, maintenance concerns, and factors affecting marketability.
  • Validate reported property conditions through on-site inspections and document visible deficiencies, damages, safety concerns, and other property defects.
  • Enter and inspect vacant properties when access is provided and document the condition of all accessible rooms and areas.
  • Capture high-quality interior and exterior photographs that accurately represent the property's condition and marketability.
  • Prepare detailed inspection reports, including photographs, property observations, and condition assessments.

Reporting and Data Management

  • Upload inspection findings, photographs, and property condition information into company-designated tracking and reporting systems.
  • Complete visual inspection forms and submit reports to Listing Brokers, Asset Managers, and other stakeholders in accordance with established timelines.
  • Maintain accurate records and ensure all inspection documentation meets company quality standards.
  • Verify the accuracy and completeness of property information used for disposition, marketing, and reporting purposes.

Marketing and Brokerage Support

  • Support listing and disposition activities by providing timely inspection data and marketable property information.
  • Collaborate with brokers, asset managers, and internal operations teams to facilitate successful property marketing and sales efforts.

Subject Matter Expertise

  • Serve as a subject matter expert on New Jersey real estate requirements and property disposition practices.
  • Remain current on applicable New Jersey real estate laws, regulations, licensing requirements, and market conditions.
  • Provide guidance regarding property condition reporting and New Jersey-specific transaction requirements.

Technology and Process Compliance

  • Utilize company technology platforms, mobile applications, spreadsheets, and reporting tools to document and manage inspection activities.
  • Demonstrate adaptability and willingness to learn new processes, systems, and technologies as business needs evolve.
  • Participate in training and process improvement initiatives designed to enhance operational efficiency and reporting accuracy.
  • Comply with all corporate procedures, policies, and quality control standards.

Qualifications

Preferred Qualifications

  • Active New Jersey Real Estate Salesperson or Broker License required.
  • Bachelor's degree preferred.
  • Experience in real estate, property inspections, brokerage operations, property management, asset management, or related field required.
  • Proficient with Microsoft Office applications, spreadsheets, mobile devices, and inspection technology.
  • Strong attention to detail and ability to accurately document property conditions.
  • Excellent written and verbal communication skills.
  • Demonstrated ability to adapt to changing technologies, processes, and business requirements.
  • Ability to work independently while maintaining a high level of responsiveness and accountability.

Travel Requirements

  • This position is responsible for inspecting properties throughout the entire State of New Jersey.
  • Candidate must possess a valid driver's license, reliable transportation, and the ability to efficiently manage inspection schedules across multiple counties and markets.
  • Mileage and tolls incurred for authorized business travel will be reimbursed in accordance with company policy.
  • Ability to organize and coordinate multiple inspections to maximize efficiency and minimize travel time.
