Job Description
As a Floor Lead for FHA Property Preservation Field Services, you will play a crucial role in overseeing and coordinating property preservation activities in compliance with Federal Housing Administration (FHA) guidelines and regulations. Your role will involve managing a team of Preservation Coordinators and ensuring that preservation tasks are carried out efficiently, accurately, and in a timely manner to maintain and improve the condition of FHA-insured properties. Your responsibilities will encompass a wide range of tasks, from supervising team to maintaining quality standards and client relationships.
1.Team Management:
- Lead, train, and supervise a team of property preservation coordinators.
- Assign tasks and work orders to team members, ensuring an even distribution of workload.
- Provide guidance and support to coordinators, offering solutions to challenges and addressing concerns.
- Monitor and review the quality of work performed by the field Vendors to ensure compliance with established standards.
2.Property Preservation Oversight:
- Ensure that all property preservation tasks are completed in accordance with FHA guidelines, local regulations, and company policies.
- Coordinate and perform property inspections, debris removal, lawn maintenance, winterization, repairs, and other preservation activities as required.
3.Compliance and Documentation:
- Maintain a thorough understanding of FHA guidelines and regulations related to property preservation.
- Ensure accurate and timely completion of all required documentation, including work orders, inspection reports, and before-and-after photos.
- Collaborate with administrative staff to ensure that all necessary work is submitted to clients and regulatory authorities.
4.Communication and Client Relations:
- Communicate regularly with clients, vendors, and internal teams to provide updates on property preservation activities and address any concerns.
- Foster positive relationships with clients by providing excellent service and demonstrating a commitment to meeting their needs.
5.Problem Solving and Decision Making:
- Identify potential issues and challenges in property preservation tasks and take proactive steps to resolve them.
- Make informed decisions regarding property preservation methods and strategies to ensure efficient and cost-effective operations.
6.Publish Report:
- Publish reports to Clients as per Client Requirements.
- Publish reports showing production and quality scores of team members.
- Publish control Reports to ensure team follows guidelines on property preservation to meet investor requirements.
Qualifications
- Graduate in any stream (Essential)
- Flexible to work in rotational/night shift (Essential)
- Ability to work independently with high level of focus on detail(Essential)
- Ability to maintain a high rate of accuracy and productivity, as well as the ability to multitask and function under deadlines in a fast past environment (Essential)
- Overall 1 years of work experience as a Floor Lead
- Manage a team of 10 to 12 associates and Senior associates, and ensure smooth functioning of day to day activities of the team’s portfolio
- Proficiency with MS Office applications
- Proven experience in property preservation, field services, or Mortgage Services industries(Desired)
- Strong leadership skills with the ability to effectively manage and motivate a team.
- Excellent organizational and time management skills.
- Familiarity with FHA guidelines and property preservation regulations is a plus.
- Strong problem-solving abilities and decision-making skills.
- Effective communication and interpersonal skills for client interactions and team coordination.
