Job Description

Duration; 7 months with a high possibility of extension
Pay Rate:: $20.00-$26.00/Hour

Facilities Technician who is mechanically skilled, communicate well, interacts well
•    Operates, maintains and repairs assigned mechanical, electrical and building systems in such a manner as to insure optimal customer relations. Thoroughly and accurately completes reactive and preventive maintenance paperwork. Assists in emergencies, as needed
•    Completes assigned PM's and reactive maintenance repairs requiring, but not limited to, the following skills; Heating, Ventilation and Air Conditioning Systems, Refrigeration, Mechanical Repairs - pumps, motors, etc., Plumbing, Electrical, Instrumentation, General Building Repairs
•    Takes responsibility of work order requests by internal customer and Facilities Team, and completes tasks with quality in mind all the time and delivers results through quick action
•    High school or technical school graduate
•    CA Driver License
•    At least three years previous experience in a mechanical or electrical rating in a commercial office or research lab type environment
•    Knowledge of methods, practices, and techniques associated with industry safety practices.
•    Knowledge of methods, practices, and techniques associated with industry hazardous material control (MSDS, hazmat, hazwaste, etc.)
•    Knowledge and experience in repairing support infrastructure related to electrical, plumbing, and mechanical components, equipment, tools, and materials.
•    Helps to ensure all building and maintenance policies, procedures, SOP's, codes, regulations, etc. are followed and enforced including safety systems and standards
•    Read and understand O&M manuals, blueprints, drawings, schematics and general instructions to perform assignments. Perform inspections, performance and diagnostic testing, preventative maintenance, and immediate mitigation of deviations in equipment performance and operation to ensure proper system operation and early detection of equipment malfunctions. Modify systems and equipment to meet changes in space and operational requirements.
•    Physical movement of furniture, equipment, boxes, and materials as needed for meeting and conference room set-ups, facility events, tenant move-ins and move-outs
•    Conduct repairs to the facilities and premises as assigned including painting, patching, office and kitchen equipment, furniture, walls, ceiling tiles, carpeting, floor tiles, etc.
•    With minimum direction from a supervisor, prioritize work orders, handle urgent requests, respond to tenant and client calls as required, and complete any and all assigned facility support, clean-up, maintenance, moving, event support, set-up, and repair work.
•    Conducts physical inspections of the facility, grounds, premises, hallways, common areas, restrooms, etc. noting anything that might be in need of repair, maintenance, clean-up, or is a hazard and reports same to the appropriate building staff for resolution.
•    Ability to keep straightforward records of activities performed.
•    Experience with Preventive Maintenance Programs preferred.
•    Computer skills at level to understand and use MS Word, Excel, Internet, and site's CMMS
