Job Description

Abode Communities is seeking a highly motivated Acquisitions Analyst to support our team on the acquisition and development of new construction projects. This position will assess feasibility of new business opportunities, conduct due diligence, and prepare financial analyses for new project acquisition and development. This position will also support and collaborate with Project Managers to develop new construction affordable housing projects. This position will have the opportunity to gain broad exposure to the affordable housing development industry and directly impact the successful growth of the company.

Primary Responsibilities

•    Support the Business Development team in all aspects of affordable housing acquisitions, financing, and development processes.
•    Communicate with city agency staff, brokers, property managers, and industry consultants to help identify, pursue and evaluate new business opportunities.
•    Underwrite and assess feasibility of sites for potential acquisition and development.
•    Engage in community outreach initiatives to build and maintain support for a new development.
•    Compile and evaluate due diligence information including financial, market, demographic, site, federal, and state regulatory data to make recommendations to team.
•    Review and complete documentation necessary to apply for various federal, state, and local public subsidy sources, debt and equity financing, property purchase and sale.
•    Prepare financial models using a range of capital structures and financing tools unique to affordable housing.
•    Prepare and substantiate budgets, assumptions, and pro-forma analysis, including the identification of challenges inherent to a given project.
•    Coordinate contract negotiation and review of legal documentation for joint venture and loan agreements, purchase and sale contracts, and ownership structures.
•    Assist with construction management including preparation of disbursement requests.
•    Organize and file various documentation related to projects to maintain an organized system and accurate record keeping.
 

Qualifications

•    Bachelor’s degree required. 
•    Minimum three (3) years’ work experience in a related field. Affordable housing and acquisition experience desirable. 
•    Excellent written, verbal and computer skills. 
•    Excellent organizational skills and attention to detail. 
•    Energetic, self-motivated, professional individual who can juggle multiple tasks efficiently, meet deadlines and thoroughly follow-up. 
•    High degree of professionalism and ability to anticipate changing needs and pivot accordingly. 
•    Self-motivated and ability to work under pressure in an entrepreneurial environment.

Pay range $31-34/hour

Our organization is committed to promoting its employees’ work-life balance by offering a 9/80 alternative workweek schedule (9-hour workday Monday-Thursday and every other Friday off) and generous paid time off policies (Vacation starting at 12 days per year, 12 Sick days, 11 Company Paid Holidays).

Currently this position works a hybrid schedule- 2 days a week on site and the rest from home.
