Organizational Duties

Design Guidelines: Oversees the development of and annual updates to the Abode Communities Design Guidelines by engaging a cross divisional team of representatives from the Architecture, Property & Asset Management, Real Estate and Resident Services Divisions.

Standard Specifications Review: Supports the Architecture Division in the development and annual updates of standardized specifications.  Establishes and follows risk protocols throughout all phases of project periods. 

Project Specific Duties

Architecture Contract: Facilitate negotiation between Architect (including 3rd party) and Real Estate Division.  

Plan Review: Reviews project plans at key milestones for constructability, compliance with Design Guidelines and to ensure cost efficiency and risk management. 

Cost Estimates: Provides cost estimates and/or solicit bids from the General Contractor (GC) at key junctures throughout predevelopment.

Value Engineering: Oversee and facilitate cross divisional review of value engineering items; CM to act as arbiter and make recommendations but SVP, Development to approve all value engineering decisions.

General Contractor Solicitation & Contract Negotiation.

Pre-Construction Oversight.

Construction Oversight:  Acting as owner rep during this phase, with approval rights within delegated authority.  May also include engagement and oversight of third-party construction managers if required by pipeline demand.

Post-Construction Oversight: Acting as owner rep during this phase, with approval rights within delegated authority.  May also include engagement and oversight of third party construction managers if required by workload demand.

Qualifications

·       Bachelor's Degree in Engineering, Construction Management, Architecture or related field

·       7-10 years' experience in new construction and in a supervisory capacity

·       Some experience with remodeling projects preferred

·       Working knowledge of green building practices highly desirable -LEED certification a plus

·       Ability to manage multiple projects at once with no decline in quality control

·       Excellent verbal and written communication skills

·       Strong mediation and negotiation skills required

·       Ability to develop and manage processes
