Job Description

Under the direction of the Assistant Director, Asset Management, the Junior Asset Manager will assist with the Asset Management functions of the organization.  Responsibilities include assisting in the overseeing of operations and management of the portfolio helping to ensure the properties’ physical and financial well-being, and helping to monitor compliance with regulatory requirements for all properties.  The Junior Asset Manager will help in the production of reports and systems used for analyzing and evaluating property needs and be a key contact for coordination and collaboration with internal departments and outside partners.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  1. Assist in the evaluation and monitoring of financial performance against benchmarks and requirements stated in the limited partnership and loan documents.
  2. Prepare reserve draw requests ensuring they are complete and there are adequate reserves. Submit draw request to respective lenders, investors and/or regulatory agencies for authorization to withdraw funds.  Work with Finance department to ensure all replacement reserve eligible items are included in draws.
  3. Prepare and coordinate the distribution of quarterly, annual and periodic reporting to lenders, investors and regulatory agencies.
  4. Participate in the development of annual property budgets in collaboration with property supervisors, resident managers, and compliance staff.
  5. Participate in the development of capital improvement plans utilizing input from relevant sources such as annual property budgets and reserve balances.
  6. Prepare and submit in a timely manner annual renewals of welfare tax exemptions for all properties.
  7. Conduct property site visits and evaluate physical condition of the asset.
  8. Maintain an annual project compliance and monitoring schedule for all properties.
  9. Maintain organized, systematic electronic and, as appropriate, traditional files for all properties owned and in service.  Such files to contain limited partnership agreements, loan documents, regulatory agreements, etc.
  10. Compose business correspondence and perform other duties as assigned.

Qualifications

  1. Bachelor’s Degree or equivalent work experience in real estate, especially affordable housing development, or property management, preferably with tax credit projects.
  2. Familiarity with affordable housing development, asset management or property management in the public or nonprofit sector.
  3. Ability to read/interpret limited partnership agreements, loan documents and regulatory agreements.
  4. Strong organizational and analytical skills.
  5. Ability to handle shifting and multiple priorities in a fast paced environment and good organizational skills.
  6. Excellent judgment and decision-making, interpersonal and time management skills with the ability to work under pressure and successfully meet deadlines.
  7. Strong verbal/written communication skills with demonstrated ability to exercise tact and diplomacy.
  8. Experience working with diverse groups and to work both collaboratively and independently.  Sensitive to issues facing residents of affordable housing.
  9. Expertise in use of MS Word and MS Excel software.
  10. Valid California driver's license and availability of an insured vehicle to travel within the Abode Communities’ service area.  Vehicle must meet Abode Communities’ insurance requirements.
