Job Description

The Leasing & Compliance Specialist will be supervised by the Lead Compliance Specialist during the lease-up schedule of Camino del Mar and Vista del Mar Apartments in Wilmington. The Leasing Specialist will be responsible to coordinate and manage leasing and compliance activities during the lease-up period.

MAJOR DUTIES & RESPONSIBILITIES:
Responsibilities and duties include, but are not limited to the following:
• Conduct interview with family applicants to initiate the eligibility process
• Run the credit and background checks on all adults
• Mail required verifications to complete the eligibility process
• Track all incoming verifications to ensure files are complete for calculating
• Follow-up on pending verifications with sources and applicants.
• Calculate files as completed.
• Prepare completed files for final review by Compliance
• Maintain all application files in an organized manner
• Assist and support other PM staff assisting in the lease-up process.
• Provide regular updates on progress and challenges. Prepare weekly reports for Compliance and Management

• Other duties assigned by Lead Compliance and the Regional Property Supervisor as needed.

Qualifications

• Knowledgeable and verifiable training in Tax Credit programs.
• Minimum 2 to 3 years of experience in monitoring Tax Credit programs.
• Knowledgeable and trained in Fair Housing regulations.
• Computer literate.
• Strong communication skills, verbal and written.
• Ability to take initiative in problem solving and possess strong analytical skills.
• Ability to develop and maintain effective working relationships.
• Ability to communicate clearly and effectively, both orally and in writing.
• Ability to work independently.
• Bilingual (English/Spanish) a plus.
• Sensitive to the needs and concerns of low-income persons and possess a commitment to affordable housing.

Additional Information

This position starts on a temporary basis - 4 to 6 months.
