Job Description 

A&F seeks a Financial Analyst to join the Real Estate Finance team.  The analyst will provide financial and strategic support to the Real Estate team and cross functional partners through domestic mall and high street opportunity examination, capital plan management, deal structure analysis, and fleet performance reporting. This individual will develop strong cross-functional partnerships across the organization to gain alignment on strategic priorities, drive capital investment, and execute long-range growth plans, while maximizing productivity and profitability. 

This job is located at our Global Home Office in Columbus, Ohio.  

What Will You Be Doing? 

  • Develop potential store P&Ls, capturing success drivers and costs to measure profitability, while integrating long range fleet plan goals.
  • Leverage data & analytics to prioritize potential markets and store locations to maintain a list of top priority targets for real estate team. 
  • Leveraging comparable store data, catchment DTC demand, sales comps, and advanced analytics to validate new investment opportunities.
  • Hindsight comprehensive set of Real Estate financial reports, including annual capital plans, brand-specific analyses, and store counts for both internal stakeholders and external financial reporting. 
  • Maintain current and future stores database, integrating information from Real Estate team and cross functional partners for use in portfolio management. 
  • Track progress and changes to regional capital plans based on cost estimate, timing updates, and guidance from Real Estate leadership.
  • Prepare ad-hoc analyses for Real Estate dealmakers, including store trend, lease renewals and landlord package negotiation support. 
  • Assist in preparation for Executive Real Estate meetings, creating required analysis and presentation aggregation.
  • Enhance existing reporting, seek out opportunities to create better ways of working and communication within the team and organization.

What Do You Need To Bring? 

  • Desire to learn and grow in a fast-paced environment, thriving on ambiguous problem solving.
  • Self-starter with demonstrated ability to recognize and implement process improvement opportunities.
  • Exceptional organizational, analytical, and communication skills. Emphasis on attention to detail.
  • Bachelor’s Degree (or equivalent) in Finance, or related field.
  • Strong knowledge of corporate finance concepts including P&L construction and cash flow analysis.
  • Proficiency in MS Office Suite, with emphasis on Excel and PowerPoint.
  • 2-4 years work experience in Financial Planning & Analysis or Corporate Finance.
