Job Description

Responsible for management of construction projects ranging in value from £500,000 to £6,000,000. Including the following duties:

  • Involvement at design stage sharing technical expertise with project director, architect and other professionals in order to ensure smooth operations and a high quality finished product during the construction phase. 
  • Identify and specify scope of sub-contracts, assisting Directors with tender process.
  • Carry out comprehensive pre-construction phase planning, including project schedules, enabling works, health and safety planning and long-lead time procurement to ensure site progress maintains momentum.
  • Overall responsibility for activities on construction sites including health and safety, quality, technical compliance, cost control, time control. Either by managing a site directly or supervising the work of the appointed Site Manager, at all times reporting to and responsible to the Directors.
  • Line manager for Site Managers on each construction project, including involvement in recruitment of new site staff where necessary.
  • Supervision of maintenance operations carried out by our Maintenance team.
  • Sharing in out of hours response duties for urgent property defects across the properties owned or managed by ASN Capital.
  • Other responsibilities that customarily fall within the remit of Construction Site Management and Contract Management.

Qualifications

The following qualities and skills are essential to the role:

  • A proven track record in the successful site management and/or contracts management of projects similar in size.
  • Experience and knowledge of a broad range of construction trades and how they complement each other.
  • Thorough understanding of technical drawings and specifications and in-depth knowledge of statutory requirements and industry guidelines.
  • Recent experience of working to NHBC / Premier Guarantee requirements
  • Complete understanding of relevant health & safety legislation and procedures.
  • Good written and oral communication skills.
  • Confident with measurements and calculations.
  • Good computer skills, including using email, digital plans, spreadsheets, etc.

 

The following qualities and skills are desirable for this role:

  • NVQ level 4/5 or bachelors degree or equivalent/higher qualification in construction site management or other relevant subject
  • CSCS card at appropriate level
  • ICIOB / MCIOB / FCIOB
  • Site Manager Safety Training Scheme qualification
  • First Aid at Work qualification
  • Scaffolding appreciation training
  • Knowledge of Code for Sustainable Homes and/or BREEAM
  • Current CPD records showing continual development of professional knowledge and skills.

Additional Information

Hours: 8.00am – 5.00pm; Monday to Friday; 40 hours per week (excluding unpaid break).

This is a full-time and permanent position.

Our construction projects are generally located within south-east Dorset, but may include locations further afield. Our office is in Winton, Bournemouth and has car/cycle parking.

Benefits

Salary £48,000 - £55,000 per annum

Project profit / performance related bonus scheme (on target approximately £4,000 - £10,000 per project completed).
