Job Description
AIR is seeking a Director, Investments to serve as market lead for acquisition and disposition activity across assigned market coverage. This highly visible role will identify, evaluate, negotiate, and execute transactions, while partnering closely with AIR and Blackstone leaders to move complex deals from opportunity through closing.
This is a relationship-driven, high-accountability role for an investment professional who brings executive presence, sound judgment, commercial intensity, and the ability to build trust quickly with internal and external stakeholders. Success requires someone who can operate with pace under pressure, adapt to a wide range priorities, and bring people together to reach decisions and get deals across the finish line.

Key Responsibilities
- Source, evaluate, and advance multifamily acquisition opportunities that align with AIR’s investment strategy.
- Lead market coverage and relationship development across assigned markets, building strong connections with brokers, owners, operators, joint venture partners, and other market participants.
- Drive disposition processes including broker opinions of value, marketing strategy, buyer outreach, diligence coordination, buyer selection, and closing execution.
- Partner with AIR and Blackstone leaders to shape transaction strategy, evaluate risk, and support investment decisions.
- Coordinate underwriting, due diligence, investment committee materials, legal documentation, financing coordination, and operational transition planning.
- Lead, teach, and mentor a team supporting underwriting and transaction execution, setting clear expectations, building capability, and ensuring the team delivers accurate, timely, and high-quality work.
- Negotiate letters of intent, purchase agreements, and transaction terms in coordination with internal stakeholders and external counsel.
- Collaborate with Asset Management, Debt Capital Markets, Finance, Legal, Operations, Construction, and other cross-functional teams to ensure disciplined execution.
- Manage multiple acquisition and disposition processes simultaneously while maintaining transparency, accountability, and momentum.
- Travel regularly to build relationships, tour assets, attend meetings, and support transaction execution; travel is frequent and based on deal flow and market activity.

Qualifications
- Bachelor’s degree in finance, real estate, business, economics, or a related field required; advanced degree preferred.
- 7–10+ years of relevant multifamily investment, acquisitions, dispositions, real estate private equity, investment banking, or related transaction experience.
- Demonstrated experience executing complex real estate transactions, including valuation, underwriting, due diligence, negotiation, financing coordination, and closing.
- Strong understanding of multifamily markets, real estate fundamentals, capital markets, and transaction structures.
- Established relationships with brokers, owners, capital partners, or other transaction counterparties preferred.
- Exceptional executive presence, communication, relationship-building, and influencing skills.
- Ability to operate in a high-pressure, fast-moving environment with significant visibility to senior leaders and external stakeholders.

AIR offers attractive total compensation packages designed to recognize and reward performance at the individual, team and company levels. We start with a competitive base salary and add bonus opportunities and benefit choices topped off with:
- Expected base salary of $230,000- $260,000 +Annual Bonus. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
