Job Description
The Head of Real Estate EURI is accountable for the Real Estate (RE) strategy, management and optimisation of our portfolio within this geography. This critical role will oversee regional Real Estate strategies which are consistent with overall business goals and vison.
Reporting to Sr Director International Real Estate and Facilities Service, you will oversee a team of Real Estate professionals for the region, working closely with regional operational leads to ensure the tactical implementation is fully supported within our local markets.
This role will focus primarily on maximizing the value of AECOM’s EURI portfolio of approximately $45m cost, 60+ locations and 6000+ people, encompassing 550.000 square feet of operating real estate assets while simultaneously optimizing real estate portfolio operating expenses and capital expenditures.
Role responsibilities:
Transaction Management
- Lead end-to-end real estate transactions (acquisitions, dispositions, subleases, renewals, expansions, rightsizing).
- Manage broker relationships and coordinate RFPs, site selection, and market surveys.
- Negotiate business terms to secure favorable outcomes for the corporation.
- Coordinate internal stakeholders (Legal, Finance, HR, Facilities, IT, Business Units) throughout the transaction lifecycle.
Lease Administration & Management
- Oversee lease portfolio performance, ensuring financial accuracy and compliance with lease terms.
- Manage critical dates—renewals, expirations, rent escalations, options.
- Validate and approve landlord billings, rent payments, and CAM reconciliations.
- Work with lease administration systems (e.g., CoStar, TRIRIGA, Manhattan).
Lease Negotiation & Documentation
- Work with Legal to draft, review, and negotiate lease agreements, amendments, SNDAs, estoppels, and other legal documents.
- Ensure agreements meet corporate standards, risk tolerance, and compliance requirements.
- Engage external counsel when needed and manage negotiation strategy.
Vendor & Landlord Relationship Management
- Maintain strong relationships with landlords, brokers, consultants, and vendors.
- Resolve landlord disputes and operational issues related to leases.
- Manage broker agreements and performance metrics.
Qualifications
- Strategic thinking and commercial acumen
- Strong negotiation and influencing skills
- Excellent stakeholder management and executive communication
- Advanced knowledge of Facilities Management methods, and processes.
- Working knowledge of Real Estate practice, trends and tools.
- Experience of managing Real Estate within a complex, matrixed organisation facing significant business and cultural change.
- A bias for data-driven decision-making, with experience in using insights to inform priorities and measure success.
- Proven project and programme management experience within Real Estate
- Demonstrated ability to provide guidance and influence at the highest levels of an organization.
