Job Description
I. ROLE PURPOSE
The New Store Development Planning Specialist is responsible for overseeing on-site construction activities to ensure projects are delivered on time, within budget, and to the highest quality and safety standards. This role requires close coordination with contractors, subcontractors, and internal teams to maintain compliance with approved designs, safety regulations, and company standards.
II. KEY ACCOUNTABILITIES
1. Location Hunting Strategy
Utilize data analytics and market research tools to pinpoint potential growth markets and high-traffic areas.
Collaborate with marketing and sales teams to align location strategies with business objectives.
Leverage industry contacts and networking to stay informed about emerging site leads.
Refine location selection criteria based on performance metrics and market dynamics.
2. Lease Negotiation and Lease Contract Review
Conduct detailed financial analysis and lease comparisons to evaluate economic impact.
Lead negotiations and financial evaluations to secure favorable terms for new restaurant locations.
Review and analyze lease contracts for compliance with company standards and legal requirements.
Collaborate with Legal and Finance teams to resolve disputes and mitigate risks.
3. Compliance, Contract, and Payment Documentation
Maintain accurate records of planning activities and obtain necessary permits.
Ensure all administrative and legal documentation is accurate, timely, and compliant.
Verify project-related contracts (construction, installation, etc.) for accuracy.
Check contractor and supplier payment documentation for compliance with contract terms.
Process and follow up on payment requests with internal and external parties.
4. Design & Construction Collaboration
Work closely with architects and designers to develop restaurant layouts that meet brand standards and customer expectations.
Coordinate with technical teams to ensure brand alignment in store design.
5. Timeline & Budget Management
Track project timelines and address potential delays or bottlenecks.
Ensure project efficiency through rigorous monitoring and stakeholder communication.
Communicate project status, milestones, and roadblocks to executive leadership.
Forecast and track costs across all aspects of the planning process.
6. Data Analysis & Reporting
Analyze new store performance data to identify areas for improvement.
Provide insights and transparency through data-driven reporting.
Prepare reports on project status, risks, and opportunities using project management software.
7. Risk Management
Develop contingency plans for unforeseen issues in each project phase.
Proactively mitigate project challenges and ensure regulatory adherence.
Ensure compliance with local regulations and building codes.
Compliance & Restrictions
Compliance, Safety, or Legal Responsibilities: Must adhere to internal HR policies, labor laws, and regulations related to employee data privacy and fair employment. Must comply with financial controls and anti-corruption standards.
Conflict of Interest Risks: Must maintain impartiality in assessments to avoid bias. Must disclose personal relationships with vendors or partners. Restricted from hiring immediate family without approval.
Confidentiality & Information Security: Handles sensitive business information (strategic plans, financial data, expansion plans). Information security classification: Confidential.
Qualifications
III. REQUIRED QUALIFICATIONS
Education Background
Minimum: Bachelor’s degree in Real Estate, Urban Planning, Business Administration, or Finance.
Preferred: Certification in Project Management (PMP) or Real Estate Investment.
Language Proficiency
Required: English – Advanced (spoken & written).
IV. REQUIRED EXPERIENCE
Minimum Experience Duration 3-5 years of experience.
Relevant Experience
Required: Experience in retail/F&B site selection, real estate development, or expansion planning.
Preferred: Experience managing multi-site rollout schedules.
Stakeholder Influence & Collaboration
Required: Proven ability to negotiate with landlords and manage cross-functional internal teams.
Industry or Domain Expertise
Required: Understanding of the commercial real estate market in SEA.
Preferred: Experience in a high-growth hospitality environment.
